Our sales team, contract & closing team, and escrow agent are well-versed in real estate practices within Mexico and strive to make the entire experience as seamless and streamlined as possible.

Owning in Mexico

In order to own property in Mexico, you will need to set up a fideicomiso. A fideicomiso is a real estate trust agreement that is set up for a foreign buyer by a Mexican bank or financial institution serving as trustee to hold title to a residential property. That trustee is obligated by contract and law to hold title to the property for your benefit and enjoyment subject to the terms and conditions of the trust agreement and Mexican law.

We utilize TLA Escrow Services, a U.S. based company that provides a familiar process and enables our clients to securely settle transactions with safety, security and flexibility. TLA Services is subject to U.S. laws regarding the performance of escrow services and standard agreements. All deposits through escrow are held in a U.S. bank.

TLA Services can acquire an optional title insurance policy on your behalf. TLA provides policies from Stewart Title Guaranty de México S.A. de CV, a wholly owned subsidiary of Houston-based Stewart Title Guaranty Company.

The Purchase Process

Our team will connect you with local closing attorneys to assist you throughout the transaction. The local closing attorney can help with local language documentation and coordination with notaries, as well as signing documents on your behalf if needed, via a revocable limited power of attorney.

We work closely with you and your closing attorney throughout the entire purchase process to the day you enter your new home. Our team will ensure sure you are equipped with all the necessary documentation and guidance required to become a homeowner in Mexico. The purchase process is typically 60 days approximately and includes:

  • The Purchase and Sale Agreement and the Escrow Agreement
  • The Owner’s Package with all property documents and disclosures needed for your due diligence, as well as complete closing cost estimate
  • Buyer’s Review Period (14 days)
  • Closing Period (45 days approximately)
  • Final Closing Package
